Bookkeeping for real estate
Bookkeeping for real estate investors and landlords
Real estate bookkeeping done for you: income and expenses tracked by property, rent and deposits recorded, accounts reconciled and statements ready for your CPA.
Why it matters
Each property is its own business
Investors need to know which properties earn their keep. When income and expenses are tracked by property from the start, year-end is a hand-off to your CPA rather than a month of sorting receipts.
How a month runs
Your portfolio, property by property
What our team does for an investor or landlord each month, inside your own accounting software.
As rent arrives

Month-end

Why Opteamus
Every payment tagged to its property
Each property should read like its own small business, so every payment and bill is tagged to a property the week it happens. Our accounting team is led by a Director of Accounting and Finance with CA-level expertise who oversees QA review. We do not prepare tax returns; your CPA keeps that work. Opteamus LLC is a US company based in Torrance, California. Our team works from Dhaka, Bangladesh, during US business hours, which is how we keep offshore rates.

FAQ
Common questions
Can you track each property separately?
Yes. Income and expenses are tagged to each property in your accounting software, with statements by property and for the portfolio.
Do you work with real estate investors?
Yes. The service is built for investors, landlords and agents, and our VA team also handles real estate admin. See VA for real estate.
Is a security deposit income?
Not while you may have to return it. The IRS says not to include a security deposit in income if you may be required to return it; if you keep some or all of it, that part becomes income in the year you keep it (IRS). We record deposits as money owed to tenants until they are returned or kept.
When is advance rent counted?
In the year you receive it, whatever period it covers. A deposit used as the last month of rent is advance rent too (IRS). We record it when it arrives so your CPA sees the right year.
What if a tenant pays one of my bills?
The IRS treats expenses a tenant pays for you as rental income, which you may also be able to deduct (IRS). We record both sides so nothing is missed.
How much does it cost?
From $15 an hour with no setup fee. Your rate depends on transaction volume, and we confirm it on a free call. See how bookkeeping prices compare.
Do you prepare tax returns?
No. We keep the books accurate and closed every month, and your CPA prepares the returns.
How do you protect my data?
Every team member signs an NDA. Client logins are kept in a password manager, never shared in chat or email. We work inside your own accounting software rather than copying files out of it, and our managers monitor the browsers the team works in.
